Lifecycle Events & Notice Periods
| Payoff request | Email payoffs@818capitalpartners.com at least 5 business days before target payoff date. Statements valid 10 days from issue. |
| Extension request (Bridge / FF) | Submit at least 30 days before maturity. Extension fee per the Note (typically 0.50% – 1.00% per option). |
| Construction draws (FF / value-add only) | Submit Form 818-DR with invoices and lien waivers. Inspection scheduled within 3 business days; funds wire within 3 business days of clearance. |
| Insurance change | New evidence of insurance to insurance@818capitalpartners.com with mortgagee endorsement at least 10 days before the existing policy effective change date. |
| Property sale / refinance | Notify 818 in writing. Prepayment terms per the Note (no prepay penalty on Bridge / FF; DSCR per chosen schedule). |
