Extension request (Bridge / FF)Submit at least 30 days before maturity. Extension fee per the Note (typically 0.50% – 1.00% per option).
Construction draws (FF / value-add only)Submit Form 818-DR with invoices and lien waivers. Inspection scheduled within 3 business days; funds wire within 3 business days of clearance.
Insurance changeNew evidence of insurance to insurance@818capitalpartners.com with mortgagee endorsement at least 10 days before the existing policy effective change date.
Property sale / refinanceNotify 818 in writing. Prepayment terms per the Note (no prepay penalty on Bridge / FF; DSCR per chosen schedule).
Material eventCasualty, condemnation, lien, lawsuit, or change of control — written notice within 10 days.
